Camp de Mar is located on the fascinating southwest coast of Mallorca, just 30 km from the capital, Palma, and boasts one of the most beautiful bays and beaches that Mallorca has to offer. Around the bay and the seafront, you will find a small selection of good restaurants and bars. The area around Camp de Mar is particularly interesting for water sports enthusiasts. Golfers will find one of the most beautiful courses in Mallorca, ‘Golf de Andratx’. The golf courses of Santa Ponca, Poniente and Bendinat are about 15 minutes away. The nearest motorway exit in the direction of Palma de Mallorca can be reached in 1 minute - the airport in about 25 minutes.

The commission is paid by the seller, as is customary in Spain. The costs associated with the purchase (the Spanish land transfer tax ITP varies depending on the price). Notary and court costs are also to be borne by the buyer.

Information on the purchase:

1. Have the ownership rights of your contractual partner proven by presenting a ‘current’ land registry extract. 

2. Check whether the seller alone is authorised to dispose of the property or requires the consent of another person. If the seller is not the sole owner, the power of attorney must be checked.

3. Is the property free of encumbrances?

4. Are there rental or lease agreements?

5. Are all taxes paid (in particular, the payment receipts for the property tax ‘Impusto bienes inmuebles’ for the last five years should be checked)?

6. Are there any outstanding contributions (if the property is a flat)? Request receipts from the owners' association.

7. If you are buying a plot of land with a house, you should make sure that it is also registered in the land registry. 

8. Ask to see the certificate of habitability ‘Cidula de habitat’.

9. To avoid problems with the water and electricity supply, request the relevant bills.

10. In the case of building plots, make sure that you buy ‘Urbano’ building land and that the minimum size for development is met. 

11. Find out about the associated additional costs (notary, land registry, lawyer). In this context, it should be remembered that sellers often contractually pass on the capital gains tax ‘Plusvalia’ to the buyer. 

12. If the seller is not resident in Spain, a tax retention ‘Retencion’ of 3% must be taken into account/checked.
