Our house in Mediterranean style, was build in the sixties and needs an appropriate refurbishment. We are happy to accompany this renovation with englisch speaking architects and craftsmen. If required, an appropriate budget can be calculated. Along with the renovation, the value will increase many times over. There is also a natural-stone water reservoir on the property, which could be converted into a pool.
Location: Sant Elm is a fishing village and seaside resort in the west of Mallorca. Originally a fishing village, it is part of the Serra de Tramuntana landscape region, which comprises the mountain range in the west of the island. Sant Elm is primarily visited by owners of holiday homes. Instead of classic mass tourism, you will find a clientele that spends a longer period of time here or even lives here completely.

Information about the purchase:
1. Have the ownership rights of your contractual partner verified by presenting a ‘current’ extract from the land register.
2. Check whether the seller has sole power of disposal or whether the consent of another person is required. If the seller is not the sole owner, the power of attorney must be checked.
3. Is the property free of encumbrances?
4. Are there any rental or lease agreements?
5. Have all taxes been paid (in particular, the payment receipts for the property tax ‘Impuesto sobre bienes inmuebles’ for the last five years should be checked)?
6. Are there any outstanding charges (if the property is an apartment)? Request receipts from the owners' association.
7. If you are buying a plot of land with a house, you should make sure that it is also entered in the land register.
8. Ask to see the certificate of occupancy (‘Cidula de habitat’).
9. To avoid problems with water and electricity supply, request the relevant bills.
10. In the case of building plots, make sure that you are purchasing ‘Urbano’ building land and that the minimum size for development is met.
11. Find out about the associated additional costs (notary, land registry, solicitor).
12. If the seller is not resident in Spain, a tax withholding ‘Retencion’ of 3% must be taken into account/checked.
